Joyce,

Every one I know that has taken the leap and built small homes on  
spec has found a ready, even eager, market segment ignored by the  
conventional real estate thinking: the single professionals and  
Twinkies ( two income, no kids ) who want a detached home, but scaled  
to their needs.

Couple the small footprint with the streetcar suburb infill setting  
they are generally located in, and you have a good low energy  
alternative to sprawl, that is still recognizably within the American  
Dream.

Ross Chapin has just put out a book on his niche within this market,   
Pocket Neighborhoods.

So, yes, it's very real.
