HI ej,
Our Feeling form the very few sold here ( in South Australia)is a similar
result to our old stone homes,
The charm and uniqueness adds value,
Present consumers like ANY energy efficient home / option. Again adding a
premium.

Caution...the level of finish...fred flinstone finish ( the ugly child only
a mother could love . I was one of these so no disrespect intended)
Verses a high spec smart finish ,
Those that do not like the fred flinstone look will....spend money
to alter the look, or not want the house, so may appeal to
The " want a cheaper house client" or one that "loves the
character and charm"
The other caution....Over capitalization, can occur with any build, and
market conditions.
.......... capital Gain or getting some reward above
actual cost for owner builders ( if SO) labour may need strong
consideration.

Sorry no Actual Study or hard figures.
They have only ONE unique home to sell,.....Unique = premium, energy
efficient = Premium

Regards LANCE.

Subject: [GSBN] more on straw bale home values

Hi again,

So another question on US straw bale home values --
a straw bale home built here in upstate NY in 2005 is going up for
sale (the owners are relocating). This is one of the first straw bale
homes to go on the market in NY state or even Northeastern US (the
only other one I'm aware of is Clark Sanders spec house).

The realtor (and occasional bale house builder himself) is looking for
some guidance in setting the home value and was wondering if those who
live in areas that have more active straw bale resale markets (CO? CA?
SW in general?) have noticed any trends - a premium compared to
similar sized/detailed homes due to increased energy efficiency? a
penalty compared to them for being unconventional? about the same? all
over the place? Has anyone ever done a study comparing straw bale to
conventional home market values???

Any input much appreciated. Thanks again.

ej
