[GSBN] more on straw bale home values

Hi again,
So another question on US straw bale home values --
a straw bale home built here in upstate NY in 2005 is going up for
sale (the owners are relocating). This is one of the first straw bale
homes to go on the market in NY state or even Northeastern US (the
only other one I'm aware of is Clark Sanders spec house).
The realtor (and occasional bale house builder himself) is looking for
some guidance in setting the home value and was wondering if those who
live in areas that have more active straw bale resale markets (CO? CA?
SW in general?) have noticed any trends - a premium compared to
similar sized/detailed homes due to increased energy efficiency? a
penalty compared to them for being unconventional? about the same? all
over the place? Has anyone ever done a study comparing straw bale to
conventional home market values???
Any input much appreciated. Thanks again.
